Suggestion and Analyse of Information System for Developer´s Firms

This thesis entitled "Proposal and examination of information system for property developers in Brno" is a proposal of information system for property developers, who want to invest in Brno and nearby region. First part of thesis maps local market of commercial and administrative properties in Brno, compares it to other markets in Central Europe and determine future development. Second part proposes information system and looks for an ideal solution in already deployed information system. The aim of this thesis is to propose optimal information system, which would help to increase investment to commercial estates in Brno region.

Practical part also includes draft of appraising algorithm. Assessment of the Impact of Social and Environmental Factors on the Real Estate Prices in the Mladá Boleslav District

The goal of the thesis is to assess the impact of chosen social and environmental factors on the real estate prices in the Mladá Boleslav district. The aim is to assess data that can influence the offer and demand on the real estates market. Especially it’s focused on data about purchasing power of the habitants, jobs market and unemployment, environment, the size of the place. Those data are interpreted from the following type of real estates – residential houses, flats 1+1 – 3+1 from real estates servers’ database. The construction of new residential houses and flats and the development of the district are also shortly mentioned.

This thesis appraises the tax burden of real estate in the Czech Republic and is divided into two parts theoretical and analytical.The first part introduces the taxes in general development of taxes in the Czech Republic and basic terms and laws related to real estate in the Czech Republic.The second part compares the situation in the Czech Republic with foreign countries. It includes an analysis of individual real estate taxes and describes the ways of paying taxes in terms of length and difficulty of the process. Examples of situations in the Czech Republic where there is a need to pay taxes are also outlined in this analytical part.An assessment of a family house for tax purposes is executed on the basis of the author´s choice of real estate. The tax value of the chosen real estate in the Czech Republic is subsequently compared with taxes in Slovakia, Austria, Germany and Poland. The tax calculation of immovable assets and real estate taxes are implemented and described. All knowledge of the present day situation and a reflection concerning the future of real estate taxes in the Czech Republic are summarised at the end of this thesis.
Real Estates in Execution Proceedings

The submitted thesis describes and analyses the current legislation concerning real estate as subject to execution proceeding. It contains an analysis of the relevant provisions of the Civil Procedure Code and Execution Code relating to execution (enforcement of decisions) by the sale of real estate. It does not leave out the historical development and also presents the author`s reflection on the potential amendments de lege ferenda. The thesis further examines the role of the Land Register and, last but not least, it focuses on the legal instruments relating to real estate such as the real estate management, execution by vacation, trust and the isuue of conflict of execution with bankruptcy proceeding.
Real Estates Legal Due Diligence

- 1 - SUMMARY The parties to the real estates transactions need to have sufficient warranties that they will obtain the valid ownership title to the real estates property. The legal due diligence (or title due diligence) is the way to confirm the existence of these warranties (or confirms that these warranties are not present). The objective of due diligence for example for the buyer is to confirm that there is no legal issue concerning the ownership title to the property. Most of the real estates in the Czech Republic is registered with the Land Register. The Land Register maintains a database of plots of land, certain constructions (described by a law) and residential and non-residential units in the Czech Republic. The entry into the Land Register is, in practice, generally regarded as a proof of ownership title. Until 1993, it was possible to effectively transfer ownership title to real estate without recording the appropriate entry in the Land Register. As a result, register entries made prior to 1993 cannot be relied upon alone to demonstrate the proof of ownership. Bachelor thesis will focus on marketing communication in a dynamic real estate enviroment in Prague. Work will focus on housing, which could be called typical, and therefore does not deviate from the normal structure or by unusual location. The work consists of theoretical and practical part. The theoretical part defines basic concepts of marketing and marketing communication. The main attention will be put into communication strategy and communication mix. The practical part will focus on analysis of Prague online advertisiment using predetermined quantifiable indicators. This analysis will be done on one of the main Czech portals for real estate search sreality.cz. Furthermore, there will be proposal for changes to improve the situation in the real estate online communication. This work aims to analyze the information that are useful when buying a flat. It also brings a draft of potential changes to positive long-term development of Czech online advertising.
